On this episode of our Seller's Library, we will talk about offers that are "Subject To Offers".
✔️Subject to sale. This is when the buyer can only buy if they sell their own home. These can still be great offers, as the buyer may have a desirable home that could sell quickly. In this case, you can also still continue to show to perspective buyers.
✔️ Giving Notice. If you do continue to show your home and a different buyer is interested, you will need to give notice to the buyer who put in the "subject to" offer.
✔️ Remove Subjects. The first buyer would then have a set period of time to remove all subjects and go into a legally binding contract with you. If they do not meet the deadling, the offer colpases and you are free to accept the second offer.
